(AP) ? The hum of massive mobile generators, boilers and pumps emerges blocks from Manhattan's Financial District and turns into a steady din south of Wall Street ? the now-familiar sound of an area laboring to recover from Superstorm Sandy.

Other parts of the city have gotten mayoral visits and media attention after the Oct. 29 storm killed dozens of residents and tore apart homes in coastal neighborhoods. Less obvious were the millions upon million gallons of sea water that wreaked havoc on subterranean electrical panels and other internal infrastructure throughout lower Manhattan, making them unusable even after power was restored to the area.

"There were waves on Wall Street, and it all ended up here," Mike Lahm, a building engineer who rode out the storm at 120 Wall Street, said during a recent tour of the skyscraper's basement.

Nearly a month later, some of the high-rises that are home to investment banks, large law firms and luxury apartments have bounced back quickly. But others buildings remain eerily dark and vacant.

Landlords have warned full power won't be back for weeks, if not months, leaving businesses and residents displaced and uncertain about when ? and even whether ? they'll return. JP Morgan Chase, the Daily News and the American Civil Liberties Union are among tenants still operating in satellite locations after getting washed out of their headquarters in lower Manhattan.

Heavy flooding also hit a complex of multimillion-dollar apartments along the Hudson River, whose well-heeled owners ? reportedly including Gwyneth Paltrow and Meryl Streep ? could quietly retreat to second or third homes on higher and drier ground.

"What you're looking at here is a mass exodus," downtown resident Gail Strum said as she retrieved some files and other belongings from a rental apartment building that's still without power. "It feels like there's no coming back."

On paper, Strum's assessment sounds too pessimistic. The city Buildings Department declared only nine buildings in lower Manhattan unsafe because of structural damage from the storm, and the power company, Consolidated Edison, says all buildings citywide had access to electricity and steam power by Nov. 15.

A real estate consulting firm that's tracking the lower Manhattan recovery, Jones Lang LaSalle, says 49 of the 183 office buildings in the business district were closed because of mechanical failures. By the latest count, at least half were back in full operation, even if it has meant relying on temporary power. More are expected to follow.

"We see that as a very healthy pace," said John Wheeler, a Jones Lang LaSalle executive.

One success story was 120 Wall Street, a 600,000-square-foot, 34-story skyscraper built near the East River that's home to nonprofits such as the National Urban League, the United Negro College Fund and the Eye-Bank for Sight Restoration.

Even before Sandy hit, landlord Silverstein Properties got ahead of a scramble for recovery resources by securing portable diesel generators each capable of providing 2 megawatts of power. Afterward, the building brought in its own fuel tanker from Pennsylvania ? and a security team from Florida to guard it ? so it could keep the generators going during the gas crunch.

Using a mix of generator power and restored Con Ed service, engineers had the elevators, lights and heat up and running by mid-November.

To the tenants, "It's as if the building's operating normally," said Jeremy Moss, a vice president with Silverstein Properties.

What tenants don't see in the bowels of 120 Wall Street is a thicket of temporary, exposed wiring that runs everywhere. The warning "LIVE WIRE. KEEP OUT" is spray-painted in red on the door of a room housing switches, fuses or circuit breakers after it was submerged. The air is clammy and musty ? "the smell of the East River," said Lahm, the building engineer.

Fearing the East River might one day try again to meet the Hudson, 120 Wall Street and other buildings are facing an even bigger, more expensive job: Moving critical infrastructure to higher floors or even roofs.

"We're going to need to relocate equipment so history doesn't repeat itself," Moss said.

Farther uptown, NYU Langone Medical Center and Bellevue Hospital Center had put generators on high floors where they could be protected in a flood. But they still suffered failures with Sandy, apparently because other critical components of the backup power system, such as fuel pumps and tanks, remained in basements just a block from the East River.

While 120 Wall Street enjoys a degree of normalcy, other newer and taller glass towers around it remain shut as teams of contractors and workers struggle to restore power, phone and other services. Tractor-trailers providing emergency services such as "microbial remediation" crowd the streets. Cabs are few.

Fire engines became a part of the mix on Friday with the report of a fire in the basement of another vacated office building at 55 Water St. ? the address for financial services company Standard & Poor's and the city Department of Transportation ? that left two dozen people suffering from smoke inhalation and sent four to a hospital. The cause wasn't immediately clear.

The lower Manhattan disarray has also reached the courtroom. Last week, a resident of a still-evacuated luxury high-rise filed a $35 million lawsuit against his condo board and management company, accusing them of "gross negligence" in the wake of Sandy.

The management company, Cooper Square Realty, fired back in a letter from its chief executive, David Kuperberg, claiming that contractors recruited from as far away as Wisconsin and Michigan have been working nonstop to tear out wet walls, carpeting and wallpaper to prevent mold; installing new generators; rebuilding a water pump; and mopping up residue left by oil-tainted salt water.

"While Cooper Square Reality did not cause the storm, the company is doing everything it can" to get people back in their homes, Kuperberg wrote.

The uncertainty also is evident at South Street Seaport, a cluster of early 19th-century mercantile buildings converted to retail shops and apartments. Usually teeming with tourists, the seaport remained a ghost town late last week, despite postcard-perfect weather.

Inside a shut-down brew pub still without lights, workers wearing masks and white jumpsuits scrubbed down the bar, floor and tables. Many businesses, including Ann Taylor, Body Shop and Guess outlets, were still boarded up with plywood.

Also shuttered was "Bodies ... The Exhibition," the show featuring dissected human cadavers that has been a fixture there since 2005. Its website says that due to "damage to our venue, we are closed until further notice."

Some seaport residents have electricity back but no heat or hot water. Liz McKenna, 54, who was living in a third-floor apartment overlooking the East River when a deluge filled the entire first floor with water, said she expects to be able to move back in a couple of weeks ? maybe.

"That's only a guess," she said as she picked up her mail. "Look around. Nobody really knows how bad it is down here. ... We've been ignored."

One of the few businesses to open its doors, Meade's bar and restaurant, had no customers at lunchtime.

"We're open, but who are we open for?" said 28-year-old bartender Nichole Osborne. "All of my regulars are displaced."

An etching on the front window, quoting Dylan Thomas, offered a glimmer of resolve: "Rage, rage against the dying of the light."

I?m living with this view for more than 20 years. This has been the constant morning picture from my room ever since my family moved away from my grandparent?s compound. Back then, my grandma won a significant amount of money in the local lottery. No, grandma didn?t get the jackpot million prize. How I wish! The money was just enough to give my grandparents a source of steady livelihood and enough inheritance for their children. My father used his inheritance to purchase our home for more than 20 years.

I never noticed this view as I was growing up. In my elementary years, I have to wake up before the sun is up for school. Back in college, I either wake up early or get up late because of my classes that lasts until 9 pm. I never noticed this blessing all those years of my life.

When did I start to notice and appreciate the view? A few months ago while I was savoring my rare vacation from work. I was worried, irritated and can?t find reasons to get up from bed. I pushed away my curtains and I realized, wow this could be a perfect upload for Instagram! LOL

Seriously, that morning made me realize that I tend to ignore a lot of things that I should have been thankful for. I allowed all the negativities in life to control me.

So starting today, I?ll try my best to appreciate this little heaven that never left me all those days of my life.

How You Can Use Social Media to Spur Holiday Shopping ...

If you had any doubts that social media is playing a growing role in consumers? shopping habits, a new study from Research Now should help dispel them. The survey, conducted by ConsumerSearch.com, looked at what influences consumers to buy when they?re shopping for holiday gifts.

Some 62 percent of respondents report that they regularly use social media to get gift ideas. However, while you might think of social media as simply sites like Facebook, Pinterest and Twitter, it also included online reviews and wish lists shared by friends and family. Of all the social options, online reviews were the most popular social source, used by 41 percent of people seeking gift ideas.

That doesn?t mean you should give up on other marketing methods. The study found traditional methods of getting gift ideas were still slightly more popular than social media, with 64 percent reporting they look to ads, company websites and emails from businesses to get ideas for gifts.

While consumers are doing a lot of research before they buy gifts this year, more than one-third (37 percent) report that they rely equally on online and in-store research before committing to a purchase. One-fourth (24 percent) prefer to both research and shop online, and 17 percent prefer to both research and shop in physical stores.

What does it mean for your business this holiday season? To capture your share of the average $500 consumers will spend on gifts this year:

  • Create an integrated marketing plan that incorporates the methods most likely to reach your customer, whether that?s email, online advertising, offline advertising, social media or some combination of the above.
  • Some 65 percent of respondents say they rely on word-of-mouth to get gift ideas?so make it easy for customers to share your marketing messages, whether by encouraging them to ?forward this email to a friend? or posting deals and offers on social media. Consider creating ?tell a friend? or ?bring a friend? shopping discounts and deals.
  • Make sure your products and your store can be found on ratings and review sites. Build your presence online by encouraging your customers to review your store.

(AP) ? Two years before the playoffs start in college football, the Southeastern Conference is staging a semifinal to determine who plays Notre Dame in the BCS title game.

Alabama (.9236) was second and Georgia (.8911) third in the BCS standings released Sunday. The Crimson Tide and Bulldogs play Saturday in Atlanta for the SEC championship.

The winner will advance to the national championship game in Miami on Jan. 7 against the Fighting Irish (.9979), who locked up their spot Saturday with a 22-13 victory against Southern California.

"If you think about what the game means, this that and the other, it doesn't really help you win the game," Georgia coach Mark Richt said. "The only thing that helps you win the game is preparation and getting your mind ready to go to battle. That's what you've got to do."

Florida (.8882) is fourth in the standings, but with no games left, looks stuck behind their SEC rivals. The good news for the Gators is they are likely to get an at-large BCS bid to the Sugar Bowl, while the SEC runner-up is out of the big games all together.

"For either one of these teams, it's not really a great scenario," Alabama coach Nick Saban said.

One way or another, the SEC will get a shot at its seventh straight BCS championship.

The Bowl Championship Series is in its second-to-last season. It will be replaced by a four-team playoff in 2014.

While the race for the BCS title game is now fairly straight forward heading into championship weekend in college football, there's some intrigue to watch for involving potential BCS busters.

Kent State is 17th in the standings and Northern Illinois is 21st. They'll meet in the Mid-American Conference championship game on Friday night in Detroit.

Because it is almost a certainty that the Big East champion ? Louisville and Rutgers will determine who that is on Thursday night in New Jersey ? will be ranked behind the MAC champion in the final BCS standings, if either Kent State or NIU can get into the top 16, they would receive an automatic BCS bid. The MAC has never sent a team to the BCS.

Neither Louisville nor Rutgers is in the BCS top 25 this week.

Boise State from the Mountain West is 20th in the standings and also still in the mix for that BCS buster bid if it can jump ahead of the MAC teams and into the first 16. The Broncos play Nevada on Saturday to earn a share of the MW title.

The team that could be hurt most if a BCS buster emerges is Oklahoma. The Sooners are sitting 11th in the standings with a game left against TCU. With another victory, they would seem to be in good shape to get into the BCS even if Kansas State clinches the Big 12 by beating Texas.

But that at-large spot could get gobbled up by a BCS buster.

Other BCS automatic bids will be determined this weekend in the Pac-12, Big Ten and Atlantic Coast Conference.

UCLA plays at Stanford in the Pac-12 title game with the winner going to the Rose Bowl.

Wisconsin and Nebraska will play for the Big Ten's Rose Bowl berth.

Florida State and Georgia Tech play for the ACC title and a spot in the Orange Bowl.

Oregon is fifth in the latest standings, and like Florida, done with its regular season and in good shape to receive an at-large BCS bid.

Lack of debate on casino issue

Why have there been no public hearings on one of the most important legislative events of our lifetimes? We mean the proposed amendment of the New York Constitution to allow full-scale casino gambling. The amendment requires two legislative votes and then a referendum. The first vote took place out of the public eye and without debate or community input in an all-night session. It is no secret that the gambling industry poured millions upon millions of dollars in contributions to legislators in the hope of securing a positive vote. They got it, the first vote was affirmative.

Now it?s time and past time to bring this issue out into the light of day. Legislators can?t be allowed to decide, unchallenged, that casinos build the economy. Let the people of New York hear the other side, that casinos suck money out of the pockets of citizens and into the hands of casino owners like a vacuum cleaner. So what if the state gets a cut of this virtual theft? Let?s confront the fact that entering into a compact with a predatory industry is completely contrary to the state?s duty to safeguard the well-being of the people. Let?s discuss the mess that will have to be cleaned up all around the casinos. Will the state help with the increased crime, bankruptcy, and social services needed to ease the devastation of families, all of which research has shown follows in the wake of casinos? Will the state help local businesses which are shut down by the in-house casino restaurants and mall-like stores? Or will it leave all this up to municipalities and counties? Either way, it will hurt people, cost money, and suck cash out of the economy. Let?s at the very least have a public discussion before we take this terrible step.

Brick company mystery

I read with interest the article entitled: ?Team Effort: Moving the old Dutch Barn to the Kiersted House? (11-1-12), but was puzzled by the statement therein that ?The old Walsh brickworks were once located in Glasco and made bricks by hand about 100 years ago.?

As a collector and student of Hudson River impressed or branded bricks for over 30 year I was not aware of a Walsh brickyard having been located at Glasco, NY, in Ulster County. Not claiming expertise in the matter I double checked my source materials and reference papers on brick manufacturers but could find no Walsh brickyard in the literature as existing at Glasco, Town of Saugerties.

I did find however that Elijah and Jerome Walsh of Walsh Bros. & CO. had two 1890?s yards in Columbia County, one at Coxsackie Station (a.k.a. Little Nutten or Newton Hook) and the other at Stockport, NY, until 1902 when the yards were sold. Also, there is one reference to Jerome Walsh?s yard at Catskill, Greene County, a decade or so earlier. Finally, Charles E. Walsh was a brick manufacturer at Hackensack, NJ circa 1905.

Is it possible I missed something in my attempt to verify a Walsh brickyard at Glasco, Ulster County?

This is my first year?as town supervisor and my sixth year in public service. It has been a blessing and a privilege to represent the people of Saugerties.?We have worked together, compromised, supported each other, forthrightly?exchanged ideas, weathered storms,?celebrated successes?and mourned losses?together. With Thanksgiving coming in just a few days my thoughts turn to what I?m most thankful for.

Each year?I do this?as a way of anticipating the?celebration,?making it more meaningful than just a special meal. I?ve travelled to many places and participated in discussions and workshops in other municipalities;?what?continually impresses?me is that the community character of?Saugerties is different. People in Saugerties?demonstrate a level of generosity and caring for each other that is unsurpassed.

Thank you for being full participants?in your community. Thank you for caring enough to be part of?the process of working toward solutions.?Thank you for volunteering your time to make?our hometown a better place to live. Thank you for looking out for your neighbors,?keeping a watchful?eye on?children and helping them develop their full potential,?and for?being stewards of?the environment and the economy?we share.

A hidden gem

Living in Saugerties for 40 years, we have watched it change and become a more diverse place to live and visit. One of the new hidden gems is an Asian restaurant called ?Ruyi,? which means ?Everything is perfect? in Chinese. In addition to a menu of Chinese, Japanese and Thai food prepared by excellent chefs, it has a unique feature. Rolling Stones mark 50th year with London show

LONDON (AP) ? The Rolling Stones made a triumphant return to the London stage on Sunday night in the first of five concerts to mark the 50th anniversary of their debut as an American-oriented blues band.

They showed no signs of wear and tear ? except on their aging, heavily lined faces ? as frontman Mick Jagger swaggered and strutted through a stellar two-and-a-half hour show. He looked remarkably trim and fit and was in top vocal form.

The Stones passed the half-century mark in style at the sometimes emotional gig that saw former bassist Bill Wyman and guitar master Mick Taylor join their old mates in front of a packed crowd at London's 02 Arena.

It was the first of five mega-shows to mark the passage of 50 years since the band first appeared in a small London pub determined to pay homage to the masters of American blues.

Jagger, in skin-tight black pants, a black shirt and a sparkly tie, took time out from singing to thank the crowd for its loyalty.

"It's amazing that we're still doing this, and it's amazing that you're still buying our records and coming to our shows," he said. "Thank you, thank you, thank you."

Lead guitarist Keith Richards, whose survival has surprised many who thought he would succumb to drugs and drink, was blunter: "We made it," he said. "I'm happy to see you. I'm happy to see anybody."

But the band's fiery music was no joke, fuelled by an incandescent guest appearance by Taylor, who played lead guitar on a stunning extended version of the ominous "Midnight Rambler," and Mary J. Blige, who shook the house in a duet with Jagger on "Gimme Shelter."

The 50th anniversary show, which will be followed by one more in London, then three in the greater New York area, lacked some of the band's customary bravado ? the "world's greatest rock 'n' roll band" intro was shelved ? and there were some rare nostalgic touches.

Even the famously taciturn Wyman briefly cracked a smile when trading quips with Richards and Ronnie Wood.

The concert started with a brief video tribute from luminaries like Elton John, Iggy Pop and Johnny Depp, who praised the Stones for their audacity and staying power. The Stones' show contained an extended video homage to the American trailblazers who shaped their music: Muddy Waters, John Lee Hooker, Otis Redding, Bob Dylan, Johnny Cash and others. The montage included rare footage of the young Elvis Presley.

The Stones began their professional career imitating the Americans whose music they cherished, but they quickly developed their own style, spawning hundreds ? make that thousands ? of imitators who have tried in vain to match their swagger and style.

The concert began with some early Stones' numbers that are rarely heard in concert, including the band's cover of the Lennon-McCartney rocker "I Wanna Be Your Man" and the Stones original "It's All Over Now."

They didn't shy away from their darker numbers, including "Paint It Black" and "Sympathy for the Devil" ? Jagger started that one wearing a black, purple-lined faux fur cape that conjured up his late '60s satanic image.

He even cracked a joke about one of the band's low points, telling the audience it was in for a treat: "We're going to play the entire "Satanic Majesty's Request" album now," he said, referring to one of the band's least-loved efforts, a psychedelic travesty that has been largely, mercifully, forgotten.

He didn't make good on his threat.

He also made fun of the sky-high ticket prices, which had exposed the band to some criticism in the London press.

"How are you doing up in the cheap seats," he said, motioning to fans in the upper rows of the cavernous 02 Arena. "Except they're not cheap seats, that's the problem."

But Jagger seemed more mellow than usual, chatting a bit about the good old days and asking if there was anyone in the crowd who had seen them in 1962, when they first took to the stage.

He said 2012 had been a terrific year for Britain and that the Stones nearly missed the boat, playing no role in the celebration of the Queen's Diamond Jubilee, the London Olympics, or the new James Bond film.

"We just got in under the wire," he said. "We feel pretty good."
